Gateway Project Held In Pre-Application Phase To Reduce Scale

The public hearing pertaining to the proposed Gateway Planned Development District in Bridgehampton has been held open while the Southampton Town Planning Department looks to reduce the square footage of the proposal.

At a public hearing on Tuesday night, roughly a dozen residents spoke against the proposal, citing traffic, environmental and density concerns that would be created. At the end of the meeting, Supervisor Jay Schneiderman, with the support of the rest of the board, opted to hold the project from moving forward to the application phase, saying there are too many questions regarding the size of he development.

As currently drafted, Gateway would include up to 90,000 square feet of commercial space, plus additional square-footage for one and two-bedroom apartments and eight single-family homes on 13 acres, pulling together what are now nine individual parcels. The result would be 30 residential units, mostly second-floor apartments, and several retail stores.

"The town set out in this exercise of trying to come up with a different zoning, one that would create different opportunities for the community to congregate and might preserve the rural character," Mr. Schneiderman said. "What I'm hearing here is people feel that the Town did not do that. So yes, we should have looked at the zoning but so far, maybe, we are not meeting what the community had hoped."

The hearing will be held open until the Town Board meeting on April 26 while Town Planning/Development Administrator Kyle Collins and his staff review the project and look for a smaller density proposal.
